The Long Financial Winter - Protect Your Home

Filed under: Economy + Finance — admin @ 6:19 pm

This time of year is always financially hard for families who
may have over spent between Christmas and the New Year. Last
year house repossessions in the 1st half of the year were 33%
higher than at the end of the year. The Council of Mortgage
Lenders stated that “The number of properties taken into
possession rose from 3070 in the second half of 2004 to 4640 at
the start of 2005″

Don’t fall into the trap of taking out credit to avoid mortgage
arrears

Many home owners with debt problems are lured by attractive
short term 0% balance transfer rates on new credit cards as a
solution to their debt problems. Jennifer Brumby from the
Newcastle branch of the CCS (Consumer Credit Counselling Service
) said, “People are now taking out credit to pay off their
credit. But when you get that far into debt, you are really on a
slippery slope. People will take out a loan to pay off their
credit card and then find they haven’t got enough money to
survive on so they start running up their credit card bill again
and the whole cycle starts over.”

For most families their house is the largest purchase decision
that they ever make and while the UK property market can provide
an excellent long term investment opportunity, if a household is
experiencing debt problems, especially mortgage arrears it is
vital to address the problem before the threat of house
repossession becomes a reality.

A quick property sale can provide an alternative to repossession
of you home

If your mortgage is in arrears for more than a few months, your
mortgage provider will usually take legal action to gain
possession of the property. House repossession enables the
lender to recoup the outstanding mortgage, arrears and
redemption fees (where applicable) in full. In addition they
will charge legal costs and court costs which can add up to
several thousand pounds. Your credit rating will be badly
affected following a house repossession, making obtaining credit
in future - and in particular, another mortgage - much more
difficult. For many people however, the worst aspect of
repossession is the upheaval caused by having to find somewhere
else to live at short notice, particularly when they have
children settled at local schools.

So if your family spending has been overstretched and your home
is under threat it makes a lot of sense to consider a company
such as They will offer a quick house sale to any homeowner in
the UK. They will guarantee to complete the purchase within 10
working days and you can even continue to live in your home for
up to 6 months whilst finding a new property, or rent back the
property until you are financially back on your feet. They can
sometimes also offer a buy-back option to enable you to
repurchase the property at a future date, at a pre-agreed price.

Many people struggle to understand how A Quick Sale makes money
- this is explained better on A Quick Sale’s FAQ page ( HREF=http://www.a-quick-sale.co.uk/FAQ.html rel="nofollow">http://www.a-quick-sa
le.co.uk/FAQ.html ).

Struggling to sell your property after several months on the
market and facing the financial threat of a bridging loan

The other time when considering having a specialist company buy
your house may be appropriate is when you are moving up the
property ladder and have bought your next home ahead of selling
your current house. Many people who buy their homes in autumn
find that the housing market is less buoyant for sellers as
winter approaches. For this reason a quick house sell can
provide a hassle free solution to the stress of being stuck
trying to get an offer. Best of all A Quick Sale ( HREF=http://www.a-quick-sale.co.uk/benefits.html rel="nofollow">http://www.a-qui
ck-sale.co.uk/benefits.html ) will pay all legal costs and
no estate agents fees will be charged for the quick purchase of
your property.

Golf Accessories And Apparel That You Can Really Use

Filed under: Sports Info — admin @ 4:07 pm

The most important equipment to your golf game are your golf clubs and the type of ball that you choose to use. But that is not all there is to the game of golf, as there are plenty of other accessories available to help make each golf round more enjoyable and comfortable. Here are some tips on golf apparel and accessories to help you make wise choices when you buy.

The main thing to consider other than style when you buy golf apparel is its comfort. You need to make sure that whatever you wear does not restrict freedom of movement, especially in the backswing. Your clothing should also remain comfortable for the entire round of golf. These days, it pays to look for some of the more modern fabrics that have been specially designed to be able to wick moisture away from your skin when you perspire. These kind of fabrics can certainly help contribute to a more comfortable overall golf experience.

Having a good set of golf shoes will make a significant impact on your game as golf shoes help maintain a good foundation for your swing. Again, there is a wide variety of styles to choose from, and that is a matter of personal taste. But try to choose shoes that are made of a material that will allow you to remain comfortable for the entire time that you spend on the golf course, without causing foot pain or fatigue.

A good golf glove can also make a positive contribution toward your swing, as it helps you maintain a good grip and contact with the club all the way through your swing. For many golfers, it’s easy for the club to twist or slip in your hand during the backswing, but having a good leather glove usually solves this problem altogether.

Unless you usually ride in a motorized golf cart, a golf pull cart can be a wonderful labor saving device as you navigate the golf course. If you have ever tried to carry an average size golf bag for an entire 18 holes of golf, you know how wearing and tiring that can eventually be. But placing your golf bag on a pull cart and rolling along instead relieves most of the heavy burden as you travel. Another advantage of the pull cart is that your bag remains upright at all times and is much easier to access for clubs and other accessories that you may need out of the bag.

Another very useful accessory for most golfers is a good golf umbrella and set of towels. If you play golf very long, you will be sure to be caught in the rain at some point. And when this happens, it often takes place when you are quite a distance away from the clubhouse or some other similar kind of shelter. So having an umbrella to quickly take out is a lifesaver in these cases. Just try to make sure that its well built and constructed so that it will not invert during windy conditions.

After the rain subsides, you will really appreciate having a good set of golf towels available to wipe off your club faces and to keep your golf balls clean. And a good golf towel can also come in for good use during the summertime to help wipe away perspiration.

Most golf accessories are not absolutely essential to the game of golf itself, but they can go a long way in contributing toward making each round of golf more pleasurable and enjoyable, and isn’t that the main reason we play golf?

5 Questions you must ask your realtor before you list your house for sale.

5 Questions you must ask your realtor before you list your
house for sale.

Your house is a major part of your life and when it comes time
to sell it you need to get the best possible price. Here are
some things to ask your prospective realtor before you list your
house for sale.

1 How many homes have you listed and how many homes have you
sold in the last 6 months? You are looking for a realtor that
has experience with homes that are just like yours and from the
same neighborhood. They can tell prospects about the schools,
churchs etc.

2 Could you send me some info about yourself? You always need to
do some research on someone that is listing your house. If they
dont have promotional materials odds are they are not
professional. If they avoid your request they will probably take
a back seat when someone is looking to buy your home.

3 What is the average time when it comes to listing and actually
selling a house? If they are moving houses too quickly they
might not be getting the best prices that they can.

4 How long have you been in business? You always want someone
with experience that is a no brainer.

5 Do you have assisants in case I need to get in touch with
someone? Every real estate agent has assisants if they are
serious about their work.

This is just a list to go by before you sell your house. Your
main goal is to get the best possible price. If you want ask
around your neighborhood or go to the local community meetings
and ask around. Odds are someone in the room has bought a house
in the neighborhood.

Five Steps to Create Your Software Product with Outsourcing

Filed under: University of Software — admin @ 1:56 pm

Many executives and investors are skeptical that software products can be developed using outsourcing. Even more skepticism is expressed at the idea of outsourcing version 1.0 of a product. Yet Accelerance clients are using outsourcing to create their products right now. What is the secret to using outsourcing to successfully develop a software product?

Many people believe outsourcing is useless when you are in the Fuzzy Front End - that fuzzy zone between when a market opportunity is known and when serious software development can begin. They think you need to slog through the Fuzzy Front End by coding a prototype of your product. If so, you need the development team here, not several oceans away.

Another false assumption is that you need to write a comprehensive specification for your software during the Fuzzy Front End. Many companies use a very formal product definition process, optimized to remove as much “fuzz” as possible. How long should it take to design a software product before development can begin?

Obviously time is of the essence when developing a new product, but before the development process can begin you must have some idea of what your software will do. It is best to find this out from your prospective customers. But how can you involve your customers early and often in a collaborative process, when both of you are not sure of what they need or want? And what does that have to do with outsourcing?

According to Steve Blank, founder of several software startups and now lecturer at the Haas School of Business at Berkeley, you don’t need a product development process. You need a customer development process. You need a process to discover what ornery problem your potential customers have that will cause them to part with their hard-earned money to solve that problem by buying your software.

The first step of Blank’s customer development process is Customer Discovery. Here are his steps of customer discovery:

* Create a product (or product demo)

* Meet with customers and answer these four questions of customer discovery:

1. Have you identified a problem customers want to solve?

2. Does your product solve these customer needs?

3. If so, do you have a viable and profitable business model?

4. Have you learned enough to go out and sell?

* Change your product to reflect what you learn

* Iterate until all questions can be answered positively

Is there a way to shorten these iteration cycles? The Accelerance answer is, don’t code up your product or prototype at the start. Use an HTML editor to create screen mock-ups. Then link them together to tell the “user stories” of your software product. They show the major use cases of your product. Demonstrating the use cases this way is like putting your product requirements in motion. It simulates how the real product will be used.

HTML is easy to edit and requires no programming. You can make quick iterations before committing your product ideas to code.

Here is the five-step Accelerance formula you can follow to successfully design your product:

1. Describe your product idea and its benefits

2. Create a demo of the major use cases showing the biggest benefits of your software

3. Perform the Customer Discovery steps described above, iterating until you & customers are satisfied

4. Write an MRD using screen shots from your demo as illustrations

5. Develop and test your software

In modern business, you should focus on your core competency and outsource the rest. In the Accelerance five-step process, the first 4 steps of defining your product idea, completing the customer discovery process and documenting the requirements must be part of your core competency. The last step is not.

Anybody can develop software. But only you can figure out what your customers will buy. And that makes your software development a non-core process. Use this five step formula to take advantage of low cost outsourcing as an effective way to get your product developed quickly.
